Graham Bearman

Graham leads the property team as part of our Audit service by reviewing and testing valuations provided by internal or external valuers.  His team ensures we maintain high quality audits and ensures our auditors have the appropriate expertise to robustly challenge our audit clients’ valuations.

Outside of his audit role, he carries out property valuations for financial reporting, tax, due diligence, dispute resolution, divestment, restructuring, lease advisory, and provides strategic property advice for our Non-Audit offerings.

Experience 

He has experience with valuations under IFRS and FRS 102, including business combinations under IFRS 3R, Right of Use assets under IFRS 16, as well as investment and operational assets.

Graham specialises in tangible asset valuations for investors, charities and owner-occupiers/corporates in the UK and internationally. He has experience in valuing a wide range of assets, including trading property (hotels, petrol stations, care homes and student accommodation) through to specialised operational assets such as airports, ports, power stations and manufacturing facilities.

Work Highlights 

He set up and grew our Real Estate Valuation team to eight RICS/ASA qualified valuation surveyors from June 2021. The team has expanded and is recognised as being a high-performing and high-quality team with positive feedback from across the firm in its audit support function and non-audit roles.

He was appointed as a member of the RICS Valuation Professional Group Panel (PGP) in a non-executive role in November 2023, and was previously a member of the RICS Real Estate Valuation Board for five years, contributing to several RICS publications and the RICS Valuation - Global Standards (the Red Book), including the Valuation of Independent Schools (2016), Depreciated Replacement Cost (DRC) Guidance Note (2018), IFRS 16 Information Paper (2021), Existing Use Value (EUV) Guidance Note 2023, and UK National Supplement (2023).

He co-authored a working paper for use in a paper presented to HM Treasury on the appropriate valuation method for offshore wind, wave and tidal, including carbon storage. He co-authored a follow up paper on rentalising the UK seabed for electrical interconnectors.
